Wow, it's been so long!

I can't believe that it's been months since I started this blog. Honestly, I forgot all about it until I was looking through my address book while listing people I'll be sending Christmas cards to. Under the "S" section I found the login info, so I thought I'd try to get a second start.

Nothing has changed since May with regard to our budget. Each month I start fresh, each month I just get more and more frustrated! However, my husband has agreed to one thing: sell some property. Yeah! Our house and the land with it are now listed with a real estate agent. The sale of that farm will relieve us of our $750/mo house payment and pay off my van, giving us another $212/mo. That'll be like getting a $900-a-month raise.

Additionally, he's agreed to sell a portion of the large farm. The sale of that land will give us enough cash to pay off ALL OUR DEBT and start saving to build our home. Now, my dilemma -- how do we go about selling property that size in this area? We will be listing with a realtor, but I don't know anyone around here (with a couple of exceptions) who can buy a farm that size... we bought it in pieces and it was heavily leveraged, but the value has increased tremendously as well, giving us quite a bit of equity -- if we can get it sold. Where do investors look for property? I think it would be a beautiful place for a rural community/neighborhood, with small farms of 10-20 acres each. But how & where do I promote it? SO... the coming days and months will be filled with researching and marketing.

Oh, I needed something else to fill my "spare" time!

    Welcome back! My father's farm is leased to relatives. If you don't get it sold, could you lease it to someone for now?

    Thanks for the suggestion! Actually, it is leased. The row crop is leased as well as the hunting rights. We recently sold the timber from it as well... so it is producing income and paying for itself (otherwise we couldn't have bought it)... we'd just like to cash it in and use that equity to pay off other debt. I'm headed for "Debt-Free."
